Essentially, it is the legal transfer, between two parties, of the ownership of a property, which conveyancing solicitors assist with. For the seller, a conveyancing solicitor will ensure that legal requirements are met and the necessary paperwork completed while for the buyer they will also help gain the right information about the prospective home.

A large part of the work that a conveyancing solicitor does relates to Home Information Pack (HIPs). These contain up-to-date information on the property and must be provided once a house becomes available on the market. Compulsory documents that your conveyancing solicitor will provide include a sale statement, evidence of title local authority searches, an Energy Performance Certificate (EPC), a Property Information Questionnaire (PIQ) and information on the commonhold or lease.

After the conveyancing solicitors involved undertake the exchange of contracts, both parties are legally committed to the sale or purchase of the property. Before this point either party can re-negotiate or pull out of the sale or purchase. If either party attempts to do so after then they are in breach of the contract and the other party could instruct their conveyancing solicitor to take legal action.
