It is important to contact a conveyancing solicitor as soon as possible if you are buying or selling a property. For sellers, the Home Information Pack (HIP) is now required before a property can even be put on the market and the quicker you find a conveyancing solicitor the better prepared and less stressful the process is likely to be.

It is helpful if you get on well with your conveyancing solicitor as you will need to have a good working relationship with them. In the course of the process you are likely to be in regular contact and it is important that your conveyancing solicitor is someone who you do not find intimidating and you are comfortable asking questions.

Your conveyancing solicitor should be easily contactable throughout the buying or selling of your property and able to respond promptly to any queries you may have. They should also be capable of explaining what they are doing on your behalf and what your options are in simple terms so that you can be fully involved with the process and equipped to make informed decisions.

Your conveyancing solicitor should also be a member of the Law Society, ensuring that they are regulated by the Lawyer's Regulation Authority.

In your HIP, your conveyancing solicitor is required to provide a number of documents related to the property. If copies of things such as planning permissions and building regulation consents can be provided from the outset then this can help get the ball rolling much quicker.
