The growing number of demands made by the government when selling a home and their increasingly complexity has resulted in a proliferation of acronyms and technical terms. It can therefore be useful when consulting a
conveyancing solicitor if you have a working knowledge of such expressions and their meaning.
A Home Information Pack (HIP) is the first and most important of the three letter acronyms. In this bundle your conveyancing solicitor will provide a range of current information on your property. This information must now be available once the property goes on the market.
Much of the information provided by HIPs would have been made available by conveyancing solicitors before anyway, perhaps with the exception of the Energy Performance Certificate (EPC). This document details the property's energy consumption and suggestions for its improvement.
The latest addition to HIPs is the Property Information Questionnaire (PIQ) which provides information on flood risk, gas and electricity safety, service charges, structural damage, parking arrangements and a leasehold summary. In most cases your conveyancing solicitor can help complete these very quickly.
Conveyancing solicitors are also required to carry out local authority searches as part of HIPs. These provide information on matters such as drainage, water, planning permission, road proposals. If you are buying a property, you may want your conveyancing solicitor to conduct more extensive searches that cover information from beyond the property's boundary.
Other documents that are required in a HIP include evidence of the title, a sale statement and either commonhold information or a copy of the lease.
