Conveyancing Solicitor Birmingham

A conveyancing solicitor principally deals with the legal and bureaucratic aspects of a property transaction. They provide certainty of ownership when buying a property and help meet the growing number of requirements for selling a property.

Buying a property of course involves a large sum of money so you will naturally want to be sure that you have a good, working title and are able to sell the property on in future. A conveyancing solicitor's advice will also ensure that you know what you are getting when buying a property and that you have been provided with all necesary information.

When advising a seller, a conveyancing solicitor will help arrange the Home Information Pack (HIP) that is now legally obliged to be provided to the buyer. A HIP must contain current information on a property including details of energy use in the Energy Performance Certificate (EPC), local authority data and other matters such as parking and property damage in the Property Information Questionnaire (PIQ).

A conveyancing solicitor from a larger law firm can also potentially provide advice on legal issues related to a property transaction. Many conveyancing solicitors, for instance, will work in law firms with tax, probate and litigation departments that may prove useful in certain more complex cases.

Upon an intial consultation, your conveyancing solicitor will outline all the hoops you have to jump through to complete the transaction and should be able to give a reasonably accurate prediction of the final costs.
