advice urgently needed

my husband cannot control his spending and I am concerned that this will eventually compromise mine and my childrens financial security. My priority is to my children and safeguarding their future. I have been informed that I cannot have my husband removed from the deeds of the property without also having him removed from the mortgage. whilst I am successful in my own right I would not be granted a sole mortgage to this extent. Surely my only options aren't to either sell the house or sit it out and wait for him to mess things up so badly that his creditors come after the house? I have heard about quit deed claims. could this be a solution?
